How We Work:
1. Project Information Collection: Clients typically visit our office or call us to discuss their requirements. During this initial consultation, we gather essential details, including plot size, road width, land location, ownership history, and the number of stories and type of project. Understanding the socio-economic conditions of the project area is also crucial. This comprehensive information collection is vital for ensuring overall project efficiency.
2. Financial Proposals Submission: Following the collection of project information, we prepare a detailed financial proposal. This includes the scope of work, methodology, terms and conditions, deliverables, timetables, design fees, and payment methods. The proposal is sent via email or delivered as a hard copy. Consultancy fees vary based on project volume, delivery time, and type.
3. Negotiations and Review: Clients often wish to negotiate the financial proposal. We arrange online meetings for distant clients and physical meetings for local ones. During this stage, the proposal may be revised to reach a mutually beneficial agreement. We strive to offer cost-effective design solutions and create win-win scenarios with our clients.
4. Contract Signing: Once negotiations are complete, we proceed to formalize the agreement. A contract is drafted outlining the work process and payment schedules. Clients are invited to our office or we visit them to finalize the contract. We collect a signing fee at this stage and provide a contract on our company letterhead or stamp.
5. Project Site Visit: Before starting design work, we visit the project site. A design architect or structural engineer conducts the visit to document project features. Regular land is measured by hand, while irregular land undergoes a Digital Topographic Survey to ensure accuracy. This visit is generally provided at no extra charge.
6. Preparation of Primary Plan: We create a primary plan based on detailed client consultations. This plan includes specifications for the main gate, each floor, rooftop, colors, materials, and construction processes. The primary plan is delivered to clients for review and feedback, with ample time allotted to accommodate various project options.
7. Plan Review and Approval: Clients review the primary plan and provide feedback. Major corrections are made if necessary, and we work to understand and incorporate the user’s experience and emotions. Once the client is satisfied, we obtain approval, often through a physical meeting. We are committed to making necessary revisions to meet client expectations.
8. 3D Views and Animation: 3D views are crucial for visualizing the design. We provide graphical and visual representations from different angles, and sometimes create animations as requested. Client approval of these 3D views and animations is essential, as they offer a clear picture of the completed project.
9. Detailed Design: This stage involves developing detailed architectural designs, including floor plans, cross-sections, elevations, and utility layouts. Structural analysis and design are conducted using ETABs, STAAD Pro, GEAR, SAFE, and ASDIP software. Electrical and plumbing designs are also included, adhering to BNBC-2020 and ACI318-14 codes.
10. Final Design Review: We conduct an internal review with design architects and engineers to discuss and refine the design. Outcomes from this review are implemented before presenting the final design to the client. We ensure that all aspects are thoroughly discussed and refined during this stage.
11. Design Print and Delivery: The final design is prepared for printing, typically on A3 paper, or A2/A1 paper for large projects. Printed design books are delivered to clients, signed by authorized personnel, and soft copies are sent via email. We provide one hard copy by default, with additional copies available upon request.
12. Cost Estimate and BoQ: After completing the design work, we provide a detailed cost estimate and bill of quantity (BoQ). This includes itemized cost data tables based on current market rates and PWD schedules. Our experienced estimator ensures accurate preparation of cost estimates and BoQ for contractors.
13. Project Site Supervision: Our project engineers ensure accurate layout setting at the construction site, verifying alignment with the design. We offer top supervision throughout the construction phase, with architects and structural engineers visiting at various stages to monitor progress.
14. Support During Construction: We provide ongoing support to contractors and clients throughout the construction process. Our architects and engineers are available during office hours for consultations and offer 24/7 live chat support through our website.
